COMMISSIONERS APPROVE REMOVAL OF 299-SQ-FT LIMITATION FOR DOWNSTAIRS STORAGE

The Monroe County Board of County Commissioners voted to eliminate the longstanding 299-square-foot limitation for enclosed storage space below elevated homes in unincorporated Monroe County, as well as the requirement for an inspection at the time of sale.

Those seeking to construct more than 299 square feet of space under their homes may submit building permit applications now.

Under the upcoming changes, downstairs enclosures must still be used only for limited storage, parking, or access to the building. They cannot be converted into habitable living space under federal floodplain regulations. Property owners seeking permits to expand storage enclosures will continue to be required to sign a recorded non-conversion agreement that documents allowable uses and ensures future buyers have a clear record of permitted improvements.

Monroe County's Alert!Monroe uses the Everbridge emergency notification system to alert residents about various emergencies, including severe weather, fires, and flooding. Alert!Monroe can also send routine announcements, such as road closures and water utility maintenance.

Messages will be sent to residents on their preferred contact paths — cell phone, SMS (text), home phone, email, fax, or pager — to ensure real-time access to potentially lifesaving information. Residents listed in the Monroe County public white/yellow page database will be automatically subscribed to alerts by phone, but Everbridge allows citizens to self-register, provide additional contact information, or opt-out.
